A valuation visit takes about forty minutes. Your agent walks every room, looks at the garden and the street, and then compares your home with the ones that sold nearby in the last year.
What raises the price
- A quiet street and good schools within walking distance
- Light: south or west-facing gardens and living rooms
- A kitchen that opens to the garden
- Parking, especially in Old Town and Harbourside
- A recent roof, boiler or windows
What does not move it much
Paint colours, furniture and a messy spare room. Buyers look past them, and so do we. A tidy, light home sells faster, but the price comes from the house and the street.
The best guide to your price is what the house next door sold for, not what it was listed at.
After the visit you get a written valuation with the comparable sales behind it, so you can see how we got there.
